This site collects only what you type into a form and what a first-party page counter records. Nothing is sold. Nothing is shared with advertising networks. Analytics only run after you click Accept on the banner.

What is collected, and why

What is not done
- No advertising or social-media pixels. No Google Analytics. No cross-site tracking.
- No selling, renting, or trading of personal information — to anyone, ever.
- No sensitive data as defined by New Jersey law (health, financial account credentials, precise geolocation, immigration status, and similar).
Cookies and local storage
No third-party cookies are set. Two first-party browser-storage values are used, and only after you accept:
crnj.visitor— a random ID so repeat visits are recognised as the same browser.crnj.session— a per-tab ID that clears when you close the tab.
Declining sets crnj.consent=denied and no analytics are recorded. To change
your mind, clear this site's data in your browser settings and choose again.
Marketing email
If you ask to be emailed, you can opt out of marketing email at any time using the unsubscribe link in every message, or by replying to it. Requests are honoured within 10 business days, as the federal CAN-SPAM Act requires. Every marketing message includes a valid postal address and a working one-click unsubscribe. Emails are sent through a delivery provider that is authorised to send on behalf of this domain.
Who else sees your information
- Ben Campbell and Crossroads Realty, Inc. personnel who need it to serve you.
- The email delivery provider that transmits messages you asked for.
- Legal or regulatory authorities, only where required by law.
How long it is kept
Leads and subscriber records are kept while you're an active contact and for as long as records are needed for real estate transaction and regulatory purposes. Analytics events are kept in aggregate. Ask and your record is deleted, unless a legal or brokerage obligation requires it to be retained.
Your choices
Email bcampbell@crnj.com to ask what is held about you, to correct it, to have it deleted, or to withdraw consent. No fee, and no reason needed.
New Jersey law
The New Jersey Data Privacy Act (P.L. 2023, c. 266, N.J.S.A. 56:8-166.4 et seq.) applies to businesses that meet certain size thresholds. This site is well below them, so the Act does not currently oblige anything of it. The practices above are followed anyway. New Jersey also prohibits the sale of sensitive personal data for all entities (P.L. 2026, c. 25) — no such data is collected or sold here.

If this policy changes materially, the date above changes and the new version is posted here.
